What is a Rusunawa?

 

A rusunawa is a type of tall housing built by the local government for low-income residents. Unlike landed houses that require large plots of land, builders construct a rusunawa vertically. This makes it a good solution for the land shortage in Jakarta.

Vertical housing like rusunawa also helps to create a more organized environment and supports efficient urban management. It not only offers a place to live, but it also has public facilities. These include playgrounds, multipurpose halls, and areas for micro, small, and medium enterprises (UMKM).

This makes rusunawa a smart choice. It helps with housing availability and improves urban planning.

How to Register for Rusunawa

 

For Jakarta residents who wish to live in a rusunawa, there are several important points to pay attention to. Foremost, remember that you can conduct the registration process exclusively through the SIRUKIM application. You can download it from the Google Play Store or App Store.

Remember that the registration is free of charge. After you pass the selection process, you must pay a security fee. This fee is three times the monthly rental amount. You will need to deposit it into a Bank DKI account in your name.

The provisions are based on Peraturan Gubernur DKI Jakarta No. 111 Tahun 2014, Pasal 8 Ayat (1) (Jakarta governor regulation no. 111 of 2014, article 8, paragraph 1). You can find all registration steps in the official guidebook. For clarity, let’s go through the process together:

  1. Open the SIRUKIM application.  

  1. If you do not have a SIRUKIM account, click the Registrasi (register) button and follow the steps. If you already have an account, simply log in with your email and password.  

  1. Click the Booking Rusunawa menu.  

  1. Once the page opens, select the rusunawa you need. Applicants must marry to qualify for family-type units (Type 36). They need to provide a copy of their marriage book or certificate.  

  1. Click BOOK NOW.

  1. Prepare the required documents: Kartu Tanda Penduduk/KTP (identification card), Kartu Keluarga/KK (family card), Nomor Pokok Wajib Pajak/NPWP (taxpayer identification number), Surat Nikah (marriage certificate, PM1 letter from kelurahan or kecamatan (the sub-district or district office), salary slip, and a passport photo.
For single applicants without a Jakarta identification card, a work certificate is required.

  1. Once all documents are ready, click LANJUT (next).

  1. Fill in your personal information in the Booking Form. Use your documents as a guide. Also, upload photos of each document.

 

Have you completed all the steps above? Congratulations! You have successfully booked a unit in the rusunawa. If the officer accepts your application, they will contact you via email or phone for document verification.
